The five filters

Know whether a deal deserves deeper underwriting.

These filters do not identify a home run. They tell you whether an opportunity is at least on the field.

01 · Risk vs. reward

Is the expected return sufficient for the illiquidity and execution risk relative to lower-risk alternatives?

02 · Supply vs. demand

Can the market absorb current vacancies and the construction pipeline without breaking the business plan?

03 · Value creation

Where will value come from, and how much capital, speculation, and execution risk does it require?

04 · Seller distress

What real pressure (debt maturity, occupancy, collections, or another constraint) creates negotiating leverage?

05 · Tenant affordability

Can area households comfortably support current and projected rent without crossing risky rent-to-income levels?

Experience at the table

Finding the deal is only half the battle.

Pinnacle One serves as an embedded acquisition team. Pat has been involved in over $3 billion in transactions. In one engagement, diligence and negotiation helped produce an approximately $300,000 price reduction. In another, the team determined that the economics of a 24-unit property under contract at $3.5 million supported a value closer to $2.4 million, helping the buyer avoid an approximately $1 million overpayment.

Case studies illustrate prior client engagements. Individual outcomes vary and no result is guaranteed.
